M: I would like to apply for a loan please.
W: Very good, and what kind of loan are you looking for?
M: I want a loan to buy a new home.
W: Can you tell me the information about your new home? For example, the size, the price, and the location.
M: Well, it is a two-storied townhouse, with four bedrooms and two bathrooms, located in 1080 Arizona Street.
W: And how much were you hoping to apply for?
M: I was hoping that I could apply for a $250,000 home loan. Would it be possible?
W: First we just have to check if your credit is good enough for a loan that large. May I have your name please?
M: Andrew Garfield.
W: Okay. Mr. Garfield. Let me see... Your credit score is 860... no... 960. It is a pretty good score. And I also see on your credit report that you have always paid on time.
M: Yes, I know how important it is to pay your debts and pay them on time.
W: Will you be making a down payment on your new house?
M: I have ten thousand dollars available for a down payment and I would like to finance the rest, I mean, the loan. Would that be Okay?
W: Well, I just cannot give you an answer right now. I still have a few more questions for the application. What is your gross monthly income?
M: I make $750 a week, so I suppose my average monthly income would be about $3000.

M: Ten years is a bit too short. The fifteen-year one and the thirty-year one sound better. Then what’s the difference between a fifteen-year loan and a thirty-year loan?
W: A fifteen year loan will mean higher monthly payments, but you will pay less interest.
M: So a thirty year loan will mean lower monthly payments, but I will end up paying more in the long run?
W: That’s right. Which would you prefer? Fifteen years or thirty years?
M: I think I would rather pay it off sooner. And not pay that much interest.
W: Then we will sign you up for a fifteen-year loan. Is that alright?
M: Alright. And what is my interest rate?
W: Based on your credit report and excellent credit score, you will get five-percent discount and your interest rate will be about 5.8%.
M: That sounds great! Where do I sign?
W: Just fill out these remaining paper forms and we will get you into your new home as soon as possible.
